Carmel, by Romain on FlickrCarmel is located on the Monterey Peninsula which is a crucial area of California’s Central Coast. I moved to Carmel because the geography contains the best of both worlds; there is a breathtaking coastline as well as groves of trees and nearby mountains. Real Estate in this area may be expensive, but as they say, “location, location, location!” and this is definitely the location of California’s paradise. There are many housing areas in Carmel that have their own unique ambiance.

Carmel-by-the-Sea is a one mile by one mile area of Carmel initially a small artist’s community with cute small “Hansel and Gretel” type cottages. Today the quaint little town of Carmel-by-the-Sea houses more vacation homes than year round residences. Many people find it difficult to get use to finding homes in this area because there are not direct and differentiating addresses. In this one-square mile of homes the addresses might appear more as nautical directions. For example, “2 NW of 8th on San Antonio” might be the home of your dreams. As with all areas, Carmel-by-the-Sea has it elite neighborhood which is commonly known as “the Golden Rectangle.” This area includes all homes from Junipero to Scenic and all homes South of Ocean Ave to Santa Lucia. Carmel-by-the-Sea is a dog loving community and has one of the only beaches on the Monterey Peninsula where you can run your dog off leash. In fact, it would be impossible to walk down Ocean Avenue and not see a leashed dog within the first minute of your stroll. If you enjoy fine dining, shopping for chic clothing and accessories, spending time with your pedigree pooch, and taking frequent cruises along the scenic coast, then Carmel-by-the-Sea is the town for you.

Carmel Woods is a larger geographic area than Carmel-by-the-Sea with many homes priced lower than its counterpart. It borders Carmel-by-the-Sea and is considered more of a neighborhood because there are many homes. There is not a shopping area or down-town center.. This area still has many cute
Carmel cottages but is father away from the beach.

Carmel Point is a wonderful area located between Carmel beach and Carmel River Beach. Generally these are large homes on larger sized lots of land. This area is within walking distance to the beach and the Carmel Mission. Some of the properties here have breathtaking views of Pebble Beach’s Stillwater
Cove, Point Lobos, Carmel Bay and the Fish Ranch. It is close distance to the mouth of the Valley and Carmel-by-the-Sea.

Hatton Fields is an area of Carmel with more full-time residence. Upper Hatton has large “estate” style of homes generally on larger lots than Lower Hatton, which is an area with many young families. Hatton Fields is right off Highway One near Carmel High School and Carmel-by-the-Sea.

Mission Fields is Carmel’s entry level neighborhood. Located just off of HWY 1 and Rio Road it is just a hop, skip and jump from the Carmel Mission and the Crossroads Shopping Center. Mission Fields backs up to the Carmel River on one side and up to the local little league field to the other. Just across the street is Mission Trails a great place to walk your dog or take a hike.

Carmel Hills is located just behind and below the Carmel High School, East of HWY 1. This area is mainly single family homes with full-time residence. It is primarily a neighborhood of small homes and is nestled in the pines and oaks overlooking Hatton Canyon.

Carmel Knolls is located off of Carmel Valley Road at the mouth of Carmel Valley on the east side of Hatton Canyon. This neighborhood is walking distance to Carmel Middle School and the Barnyard. The Barnyard is a popular shopping and dining center located right on the edge of the Valley next to the highway.

Rancho Rio Vista is located across from the Carmel Middle School off Carmel Valley Road. This subdivision has many homes all on a minimum of one acre lots. This quiet neighborhood has a very diligent neighborhood watch program and plenty of dog walkers. Sitting on one of the hills of Carmel, this
neighborhood has lovely inland views of the pine and oak groves.

Carmel Views is located above Rancho Rio Vista across from the Carmel Middle School off of Carmel Valley Road. Some of the homes in this neighborhood have incredible views of Point Lobos and the Fish Ranch.

Del Mesa Carmel is a condominium complex with 286 units for seniors located just off of Carmel Valley Road in a safe and comfortable area. Activities include swimming, lawn bowling or hanging out in the clubhouse dining or enjoying the library.

Hacienda Carmel is another senior’s condominium complex off of Carmel Valley Road. It has 300 units and backs up to the Carmel River.

Quail Lodge is located off of Carmel Valley Road and is a golf course community. There are single family homes as well as 2 condominium complexes on Valley Greens Drive that has 21 units and the other complex on Valley Greens Circle with just 25 units.

Quail Meadows is a gated community above Quail Lodge and is made up of 40 single family homes there are still a number of vacant lots. The homes and lot sizes are generally larger than Quail Lodge. This community has a pond and clubhouse.

Carmel Meadows is off of HWY 1 across from Point Lobos to the South and Carmel Point to the North. This neighborhood is made up of single family homes. Most of the homes have views of the Pacific Ocean or the Carmel Lagoon. This neighborhood has a great beach open to the public but not frequented by many.

Carmel Highlands is South of HWY 1 but North of the exquisite Big Sur coastline. With breathtaking views of the Pacific Ocean this area is a favorite for locals wanting privacy and to be away from the hustle and bustle of town. It is rumored that some of the famed Hollywood stars escape the heat and bustle of Southern California to their quite beach homes in the Highlands.

There are many sub-communities that make up the culture of Carmel. For any questions you may have regarding any of these Carmel neighborhoods please feel free to contact me. I look forward to helping you on your search for the perfect Carmel Home.
